AVB Inc. and Hinman Company announced as Certified Green Building Multifamily Low-Rise Awardee

The Certified Green Building Awards recognize exemplary building projects that received high-performance certifications. The U.S. Green Building Council of West Michigan (USGBC-WM) announces AVB Inc. and Hinman Company as the winners of the 2024 Certified Green Building Multifamily Low-Rise Award for their LEED Gold 400 Rose Phase II project. 

Nestled in the heart of downtown Kalamazoo, Michigan, 400 Rose is a unique four-story wooden apartment located at the intersection of Cedar and Park Street, just southwest of the central business district. Completed in 2023, the $24.5 million project boasts an underground parking lot and 101 residential units, along with 45 additional surface parking spaces. The building is over 100,000 square feet and includes 90 market-rate apartments, and 11 workforce apartments for those making 80 to 120 percent of the area median income. 

The Phase II expansion of 400 Rose follows the same design and structural systems as the original building, maintaining continuity in its mechanical, electrical, and plumbing systems. The building features spacious indoor and outdoor amenities, including a fully equipped fitness center, a rooftop terrace with a breathtaking view of the city skyline, and a courtyard with a place for outdoor games and fireplaces. Additional on-street parking and a new snow melt system significantly enhanced walkability and the streetscape. 

Inside, each unit is designed for comfort and convenience with high ceilings, large main bedrooms, in-unit washers and dryers, and private balconies. The community spaces, including a coffee bar, lounge, and huddle rooms, offer the perfect settings for work, study, or relaxation. 

Roger Hinman and Joe Gesmundo led the Ownership team through the decision-making process and made sure the sustainability goals stayed central to the project. Hurley and Stewart led the Civil Design of the project. Progressive Companies, the architect on the project, is a leader in sustainable design, using energy modeling software and a database to help select greener, lower-carbon materials. They are also part of the AIA 2030 Challenge for all new buildings and renovations to be carbon neutral by 2030.

Looking ahead, Tall Timbers is a soon-to-be-open 180-unit development in Portage, Michigan that will build on the successes from 400 Rose and apply them to a delicate woodland site nestled around a marsh.

The first phase of 400 Rose was recognized as the first LEED Certified Apartments in Kalamazoo. Phase II was awarded at our 2024 Annual Party & Leadership Awards Ceremony on December 5, 2024. Hosted by the U.S. Green Building Council of West Michigan, the evening event was held at the High Five in downtown Grand Rapids. The program included a keynote address by Sandra Lupien, Director, MassTimber@MSU, the Leadership Awards Ceremony, and the celebration of this year’s achievements.
